History of Grand Village at Clear Creek

In the late 2010s, Bill Seeger and his son Sam envisioned a different kind of architecture. They didn't just want to build a retirement home; they set out to construct a luxury sanctuary nestled right against the Razorback Greenway.

Before building Grand Village, the Seegers spent about five years working for Holiday Retirement, which was the largest independent senior living company in the United States. Bill openly shared that his vision for Grand Village was to design a community that operated "like a cruise ship"—an all-inclusive luxury experience

Partnering with local engineers and drawing on backing from Tulsa investors, the Seeger family broke ground on Grand Village at Clear Creek, a sprawling 20.5-acre vision of independent senior living.

By March 2020, the grand three-story lodge stood finished, flanked by sixteen standalone cottages. It featured a 100-seat movie theater, an indoor pool, and an air of upscale comfort. But the timing could not have been more challenging. Grand Village opened its doors at the exact moment the global pandemic began to reshape the world. For a little over a year, the Seegers poured their energy into navigating these unprecedented waters, establishing a strong local reputation and keeping their community safe.

Realizing the project needed massive capital to achieve its true, grand scale, the Seegers passed the torch in July 2021. Beaty Capital Group stepped in, purchasing the luxury asset for $37 million with a bold promise to expand.

What happened after the Seegers sold Grand Village in 2021 provides a direct sequel to their story. The Seeger family used Grand Village at Clear Creek as a proof-of-concept. The family went on to form a new company planning "The Grand View" residential and retirement housing development at the former Fianna Hills Country Club property in nearby Fort Smith, AR.

Corporate transitions can often shake a community, but Beaty Capital anchored the shift in local trust. They brought in Rochelle Johnson, a seasoned Arkansas long-term care executive, to steady operations, while keeping familiar faces like Josh Harper on-site to ensure continuity for the residents. With the foundation stabilized, the blueprints for expansion were unrolled.

Backed by fresh bank loans, construction crews returned to the campus. First came a second set of 10,600-square-foot residential seven-plex cottages. Soon after, a $12.5 million expansion breathed life into Phase III (set to open in 2028), dotting the landscape with 33 more luxury cottages and a vibrant 2,500-square-foot clubhouse that became the new heartbeat of the neighborhood.

Today, the story of Grand Village is still being written, evolving from a premier independent living enclave into a full continuum of care. The future plans are ambitious: the addition of private villas and a state-of-the-art skilled nursing facility designed to let residents age in place without ever losing their community. Through medical partnerships and relentless growth, the original vision of the Seeger family has matured into a lasting Northwest Arkansas landmark.
