the 2028 Additions
The Clubhouse and the golf cart garage, along with the 18 new cottages to our West (behind the pool building and garages)
The photo below shows our new West entrance drive with a roundabout, off of N. Deane Solomon Road. Beaty Capitol also owns the parcel just North of the drive. Their long-term plans are to build a new assisted living retirement home which will not be associated with Grand Village, providing personal and medical care for seniors who need help with daily activities. Currently both parcels are covered in heavy forest.
A September 2024 City of Fayetteville development report identified The Lennon Apartment complex as one of the projects that had advanced to construction permitting. The original 324-unit plan and rezoning was approved, but the subsequent site-plan review is a separate step, which does not confirm the design was finally approved.
To the North, the new road running West to East across to Highway 112 and connecting with the Fellowship Fayetteville parking lot will be named W. Salem Road.
The lonely Roundabout on Highway 112 is designated as a "turn around" roundabout, and yet someday may serve as an entrance to future developments on the two open parcels to our East. It also may serve as an entryway to the 112 Drive-In Theatre property located East of Highway 112. This was Northwest Arkansas's last remaining local drive-in. It operated for 42 years before permanently closing on August 27, 2022, and has since been put back on the commercial real estate market.
The photo below shows the Tree Preservation Plan, with two construction entrance trailer sites: one North of the Solomon Road entrance, with a material storage area, and a second trailer South of the West entrance on Continental Drive, just off our existing property. Note the small stream running North to South between the two sets of cottages.
From the left, to begin constructing the entrance drive from Solomon Road (West Leslie Drive with the roundabout) a lot of trees have to be removed. Also on the ring road surrounding the new cottages, two bridges will be built on Leslie Drive and W. Continental Drive, along with buried utility lines running across the stream.
The next photo is a rendering of the 324-unit LENNON APARTMENTS to be built to our North. The complex has a quirky "Beatles" theme, with streets named: Yellow Submarine Circle, Sergeant Pepper Blvd, and Walrus Circle. The apartment unit is similar in size to the Junction at Fayetteville apartments currently being built on W. Van Asche Drive to our North, directly across the street from LISA Academy in Fayetteville.
The photo below is an approximation of a two-car garage style of the new cottages to be built at Grand Village, although we are advised the plans may change.
